Tenant Quality Has Value
A tenant who pays reliably and takes care of your property provides something every investor should value:
Predictability.
Predictable income.
Predictable property condition.
Predictable communication.
Predictable workload.
That doesn't mean landlords should never increase rent.
Operating costs rise, and landlords need to protect the financial performance of their properties.
But maximizing monthly rent and maximizing investment return aren't necessarily the same thing.
This Matters Even More in a Competitive Rental Market
When rental inventory increases and tenants have more choice, replacing a tenant carries additional risk.
A vacant property may take longer to lease.
The landlord may eventually accept less than expected.
And incentives offered by competing properties can influence tenant decisions.
That's why landlords should look carefully at retention before assuming turnover will automatically produce a better result.
Run the Numbers First
Before making a rent decision, calculate:
The additional annual rent
versus
Potential vacancy + turnover expenses + leasing costs + tenant risk.
Then ask one final question:
How much is a proven, reliable tenant worth to me?
The answer may be more than you think.
