More Choice for GTA Renters Is Changing the Leasing Game

The GTA rental market is giving landlords an important reminder:
Demand alone doesn't determine how quickly your property rents. Competition matters too.
Recent GTA rental-market data shows increased leasing activity alongside increased rental inventory.
Meanwhile, broader rental-market analysis has pointed to softer asking rents and greater use of incentives as landlords compete for tenants.
For renters, that's good news.
They have more choice.
For landlords, it means the leasing strategy needs to change.
Tenants Can Afford to Be More Selective
When inventory is extremely limited, tenants may overlook dated paint, mediocre photos or an inconvenient showing schedule.
Give that same tenant several comparable properties and those details suddenly matter.
That's why landlords should pay attention to more than rent.
Presentation matters.
Photography matters.
Response time matters.
Showing availability matters.
And, of course, price matters.
Incentives Are Becoming Part of the Conversation
Another interesting development has been the increased use of leasing incentives.
Research reported earlier this year found incentives becoming considerably more common in major rental markets, including the Greater Toronto and Hamilton Area.
That doesn't necessarily mean every small landlord should start offering months of free rent.
Large purpose-built rental buildings have very different economics than someone renting a single condo or house.
But landlords should understand who they're competing against.
If a prospective tenant can choose between your $3,000 condominium and a professionally managed building offering incentives, they're going to consider the total value of each offer.
Don't Race to the Bottom
The response shouldn't automatically be:
"Lower the rent."
Instead ask:
Why isn't the property leasing?
Price?
Condition?
Photos?
Marketing?
Showing availability?
Competition?
Tenant expectations?
Understanding the problem before changing the price is much better than blindly discounting the property.
The Opportunity for Small Landlords
Small landlords actually have an advantage large rental buildings sometimes struggle to replicate.
They can provide a great property, responsive service and a more personal landlord-tenant relationship.
Combine that with professional marketing and sensible pricing and a privately owned rental can still compete very effectively.
But the days of assuming that almost any decent property will immediately generate multiple qualified applicants may not always be there.
The market changes.
Successful landlords change with it.
